Aetypic provided architectural services for multiple tenant improvement projects comprised of 65,000 SF and 72,000 SF of research and development, cleanrooms, laboratory and support spaces in two buildings. Work included programming, space planning, schematic design, construction documents and construction administration. For one of the projects, Aetypic led the design effort by establishing a comprehensive program document, conceptual layouts for each room in the facility; and equipment list developed jointly by the owner, lab planning, architecture and engineering disciplines for utilities and other infrastructure requirements. The projects were fast-tracked, and required ongoing changes throughout a short design and construction schedule. A Design-Build project methodology was chosen to expedite decision making and accelerate the project schedule. The cleanrooms provided stringently controlled environments requiring high reliability, maintenance of strict space cleanliness requirements, life safety, and narrow temperature and humidity control bands. Additional spaces included break rooms, administrative spaces and lobby upgrades.
