Master Plan for Newcomb Yard

The primary goal of the Master Plan Study was to establish long-term projections which may serve as a guide for future planning of the 7-acre Water Department site at 1990 Newcomb Avenue, San Francisco. The client/design team was able to develop an ingenious five-phase concept for replacing the existing facilities in a sequential manner, so that none of the ongoing work at Newcomb Yard would have to be curtailed during construction, and the need for temporary relocation could be minimized. In contrast to the current scattered arrangement of buildings, the final Master Plan proposal calls for a single compound of Shops, Administration, and Warehouse connected by an interior pedestrian circulation core for staff. Vehicular traffic would be restricted to the perimeter of the site, where it can move freely and safely. Project completed in conjunction with AGS.

Tenant Improvements at 1990 Newcomb

Aetypic has provided as-needed services for the SFPUC since 2015. Following a thorough Stakeholder Engagement Process (SEP) with various user groups at the Water Department, Aetypic designed numerous space plans for the reutilization of existing buildings at Newcomb Yard. Our firm furnished complete layouts of new office layouts, as well as conceptual images for the utilization of public spaces. Documentation and Specification production services for interior finishes and furnishings were also provided. Project completed in conjunction with AGS.

Tenant Improvements at 1980 Oakdale

In January 2017 the Water Department began the lease of a 36,000 square foot warehouse/office building located directly across the street from the existing yard. Aetypic’s services for the project at 1980 Oakdale included the development of a series of alternate space planning schemes for the sequential relocation of staff from their existing offices into the rented facility. Services included space planning, documentation and specification services for more than 50,000 square feet of tenant improvements. Project completed in conjunction with AGS.
